pat neil
Pat Neal, CEO, Neal Communities, Sarasota, Fla., Production Builder

Approximate sales in 2013: 51 custom and approximately 836 production homes.

Q: What sets your company apart?

A: We have the most conscientious team of any in the region. We are focused on building a high-quality home with good service—about 1,000 homes per year from Tampa Bay to Naples, Fla. We have the reputational value of having been in the business in this region for 44 years and the market strength of selling just about 30% of the homes in Sarasota and Manatee Counties. We have about 9,000 home sites ahead of us in this community, more if we count our South Region.

Q: In order of importance, what are the top three things you look for from a supplier? (price, quality, on-time deliveries, specific services, etc.)

A: I commonly factor in many things when looking for a vendor such as: price, efficiency of supply consistency, quality of the product, warranty, being able to listen, adjusting to our production needs in a recession and brand recognition. The three most important are: product quality, supply consistency and price.

Q: Describe your best vendor and why they are the best.

A: Our best major supplier is 84 Lumber. The prices are good. They are consistent with delivery, we can rely on what they say, and we have 34 years of experience with their representatives.

Q: When was the last time you changed vendors & why?

A: We rebid vendors whenever there is a price increase, at the time of a new product or when we enter a new geographical area.

Q: When and why would you accept a meeting from a new supplier/vendor?

A: I would accept an appointment from a new supplier or vendor if there was a new price or new product, or if I was not satisfied with my current vendor. Sometimes we choose to have two different vendors and in a few circumstances, three different vendors, so we can test the relative benefits of each.
