Over the first nine months of 2019, the total number of single-family permits issued year-to-date (YTD) nationwide reached 647,244. On a year-over-year (YoY) basis, this is a 2.6% decline over the September 2018 level of 664,665.
Year-to-date ending in September, single-family permits reported declines in all four regions, NAHB reported on its Eye on Housing blog. Midwest reported the steepest decline by 6.4%. The West, Northeast, the South, declined by 6.0%, 3.0%, and 0.1% respectively, compared to the same time period in 2018. The Northeastern region had the highest growth in multifamily (22.3%) while the Midwest recorded a decline in multifamily permits growth (-1.2%) during the last 12 months as housing affordability concerns reduce production of both single-family and multifamily residences.
Between September 2018 YTD and September 2019 YTD, 15 states and the District of Columbia saw growth in single-family permits issued while 35 states registered a decline. The District of Columbia recorded the highest growth rate during this time at 40.0% from 90 to 126, while single-family permits in Montana declined by 21.9%, from 2105 in 2018 to 1643 in 2019. The 10 states issuing the highest number of single-family permits combined accounted for 60.6% of the total single-family permits issued.
Year-to-date, ending in September 2019, the total number of multifamily permits issued nationwide reached 370,830. This is 9.0% ahead of its level over the year 2018, 340,148.
Between September 2018 YTD and September 2019 YTD, 32 states and the District of Columbia recorded growth while 18 states recorded a decline in multifamily permits. The District Of Columbia led the way with a sharp rise (114.3%) in multifamily permits from 2203 to 4720, while South Dakota had the largest decline of 57.1% from 1,667 to 715. The 10 states issuing the highest number of multifamily permits combined accounted for 63.2% of the multifamily permits issued.
